TIN is not a licensed asset manager, financial advisor, or regulated entity under any financial services authority. Our primary role is to hold legal title to Thai real estate and manage these real estate assets in accordance with Thai law and contractual agreements, including our role within the Better-than-Freehold™ (BtF®) structure.
These Terms of Use ("Terms") govern your engagement with TIN, including interactions via our website (if applicable) and any related services, tools, or features offered by TIN. By engaging with TIN, you agree to be bound by these Terms. If you do not agree, please do not engage with TIN or use its services.
Eligibility

Nature of Services
TIN's services primarily involve the strategic acquisition, ownership, and long-term management of Thai real estate assets. This includes, but is not limited to, holding legal title at the Land Office, granting securitised leases, and managing property-related operations. Our engagement with you is governed by specific contractual agreements (e.g., lease agreements, option agreements) which will be provided separately.
TIN does not provide legal, financial, or investment advice. Any information provided by TIN is for general informational purposes only and does not constitute formal advice. It is essential to consult with appropriate independent professionals, such as legal counsel, financial advisors, or real estate experts, before making any decisions involving property acquisition, financing, or any other related matters. Your reliance on any information provided by TIN is solely at your own risk.
Use of Services
You agree to engage with TIN and use its services only for lawful purposes and in accordance with these Terms and any specific contractual agreements. You shall not:

Our operations may involve engagement with third-party service providers (e.g., SPH Trustees, CBSA, legal firms, banks). We are not responsible for the content or services provided by these third parties. Your use of third-party services is at your own risk and subject to their own terms and privacy policies.

All content related to TIN's operations, including text, graphics, logos, proprietary operational structures, and methodologies, is owned by or licensed to TIN and is protected by copyright, trademark, and other intellectual property laws. This includes, but is not limited to, the Thailand Investor Network (TIN) and Better-than-Freehold® (BtF®) trademarks. You may not reproduce, distribute, reverse-engineer, decompile, or create derivative works from any part of TIN's content or services without our express written permission. Any unauthorised use of TIN's intellectual property is strictly prohibited and may result in legal action.

Governing Law
These Terms are governed by Thai Law without regard to its conflict of law principles. Any disputes shall be resolved exclusively in the courts located in Thailand.
