The Thai Foreign Business Act requires foreign investors to have a genuine Thai shareholder who owns and controls 51% of the voting rights in the land companies shares.  That means a Thai shareholder who has the financial profile to invest (economic substance), can prove they invested their own funds and are engaged in the business with a share of profits!
